Guest Access

Guests will have full access to the entire house, ensuring a private and comfortable stay. The attic space is off limits to guests. Parking is convenient with one dedicated parking space located behind Unit A. This parking area is shared with the other unit. Additionally, there is ample free street parking available for any additional vehicles. You'll also have access to both the back yard, perfect for enjoying some fresh air or relaxing in the natural surroundings. The back yard and fire pit is shared with the other unit but separated by vegetation, trees and over a hundred feet away.

Instant Book / Parties / Min Age / Residential Use / Common Areas INSTANT BOOK: In order to instant book guest must have positive reviews and no negative reviews. A copy of government issued ID must be submitted for each adult guest. If these requirements are not met the instant booking will be cancelled. NO PARTIES: There is a zero tolerance policy for parties and / or unregistered events. By booking and staying at the property, you acknowledge and agree that you have no intention of organizing or hosting any parties or unauthorized events during your stay. You further agree that any violation of this provision may result in immediate termination of your booking, eviction from the property, forfeiture of any payments or security deposits made, and being subject to additional fines. MINIMUM AGE: The minimum age for booking the property is 25 years old. On a case by case basis we reserve the right to make exceptions to this rule. Further clarification of stay details, confirmation of awareness of all house rules and that there is a zero tolerance of events as well as an additional deposit may be required in the instance of exception. RESIDENTIAL USE ONLY: Occupant is required to utilize the premises strictly as a residence, adhering to all relevant laws and regulations. Site location production work and photography can be approved on a case by case basis and is a different rental structure and agreement. Any content shot or created inside the premises that has not been approved or licensed is default owned by Management. USE & MAINTENANCE OF THE RENTAL: The Guest agrees to use the Rental Unit only for the purpose for which it is rented herein and in accordance with this Agreement. The Guest further covenants and agrees to maintain the Rental Unit in a clean, orderly, safe, and sanitary condition, free of trash, junk, pet excrement, refuse, nuisances, or conditions that threaten or tend to threaten the health or safety of anyone, and in a manner or condition which is aesthetically pleasing. The Guest shall not permit any use of the Rental Unit which is inconsistent with or contrary to this Agreement, or which is contrary to applicable laws, rules, and/or regulations ("Applicable Laws"). No business may be conducted from the Rental Unit. COMMON AREAS: The Guest acknowledges the driveway, parking area, and back yard are shared areas with Unit A and agrees to the mutual enjoyment of these spaces by each resident per these terms. TERMS UPON CONFIRMATION OF BOOKING 1. Pets / Service Animals PET POLICY: While we love all your furry friends, only dogs are permitted under this policy. Cat stays MUST be reviewed on a case by case basis in advance of booking and are typically only approved for additional fees. A maximum of two dogs will be permitted as approved. Guest accepts all responsibility and liability for actions of their pets including damage or injury cause by their pets. Pets must be on a leash and under control when outside the property. Pets must not be left unattended inside or outside the property. Pets must not create excessive noise that disturbs neighbors. Guests must clean up after their pets including their waste inside and outside the property. Pets are not allowed on furniture or beds. Pets must be up to date on their vaccinations and spayed or neutered Owner/Manager/Host reserves the right to require written verification. Dogs will be subject to a refundable $250 deposit. A $25 per night pet fee will be added to the price of the rental. A $500 fee will be charged per undisclosed pet, and a $25 fee will be charged per pet waste left behind. Guests are liable for any pet damages. SERVICE ANIMALS: Guests with a licensed ADA service animal must adhere to strict guidelines. You must inform us of answers to the following two questions: Is the assistance animal required because of a disability? What work or task has the animal been trained to perform? And acknowledge and agree to the following: Your Service Dog/ESA may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES). The guest is responsible for any damage caused by the service animal. Additional charges may apply for damage or extra cleaning caused by the stay. Misrepresenting a pet as a service animal may result in eviction without refund. Service animals/ESAs may not be on furniture or counters unless necessary for the disability. There are rules to ensure a pleasant stay for all guests, such as not leaving the service animal unattended, providing a copy of the rabies vaccine, keeping the animal on a leash, and cleaning up after it. 2. Termination / Holding Over & Late Fees NON-PAYMENT: In the event of any failure to make timely payments as stipulated in this agreement, it shall be considered a material breach, resulting in the immediate termination of the rental agreement. The guest shall be required to vacate the premises promptly. Furthermore, the guest acknowledges and agrees that any third-party agency fees incurred in the effort to recover the outstanding funds will be the sole responsibility of the guest. These fees may include, but are not limited to, charges contracted with collection agencies or legal entities engaged in the recovery of the due funds. LATE CHECK-OUT POLICY/ HOLDING OVER: Standard check-out time is 10 AM. If you fail to vacate the property by the designated check-out time or the agreed-upon late check-out time, you hereby grant us the authority to impose a late departure fee of up to one night's rental cost, along with a $150 cleaner call-out fee and are liable for any future lost rents. Furthermore, we retain the right to remove all occupants and their belongings from the premises and abandoned property may be disposed of without liability. Owner/Manager/Host has a lien on all property for unpaid sums. Should an uncommunicated late check-out or squatter event disrupt the arrival of an incoming guest, you will be held liable for the lost revenue incurred by the affected reservation. In cases where unlawful occupation of the property necessitates the intervention of private security or law enforcement by Owner/Manager/Host, you will be responsible for covering all related rents, fees and fines. Your understanding and adherence to these policies are crucial in ensuring a smooth and respectful stay for all parties involved. Wonderfully decorated art deco space in Atlanta. Located close to downtown for ease of access to any activities you might wish to do. Beautiful open kitchen area and two bedrooms with their own bathrooms. Wonderfully stocked with anything you might anticipate needing. Wonderful stay!

I had a wonderful stay at Peter’s home. It was beautifully decorated and ample space for 3 adults. I love the windows and private setting. Also a wonderful location close to stores and restaurants. Will definitely consider for a future stay.

My father & I needed a place to stay while visiting family in ATL and Peter’s space was great & the location was super convenient for us! The bnb was cute & looked exactly like the photos so everything was pretty much what we expected. We enjoyed our short stay and would def stay here again in the future!

Recently remodeled and nice quaint place to stay for a few days.. Nice vaulted ceiling in living area and two full bathrooms (one in each bedroom ). Peter (host) was VERY proactive and left me with no questions regarding check in and out. The driveway to the area to park is very narrow but my Yukon made it. Overall great.
